Frequently Asked Questions

I am putting an addition on my house. Do I need a stormwater plan?

If there is an increase in impervious area (roof, patio, paved driveway, etc.) you will most likely need some type of stormwater management plan. The extent of stormwater controls and design will depend on the local municipalities stormwater management ordinance.

What is an NPDES permit and why do I need one?

The answer below is not all inclusive. Each site is different and other items may be required, but it does provide the highlights.

NPDES stands for National Pollutant Discharge Elimination System.  There are various types of NPDES permits, but the most common type in Land Development and home building is a General NPDES permit. This permit is required by law when there is earth disturbance of one acre or more (including the removal of trees/shrubs).

The basic General Permit package includes Wetland and Stream Delineation, Erosion and Sediment Control Plans, Post Construction Stormwater Management Plans, and Infiltration Testing. All of those items have a written report associated with them.

Why should I get a site analysis?

It can save you money. A site analysis can tell you whether to buy a piece of property or not; regardless of if it’s a private residence or a commercial property. You need to know what you can build, or even if you can build, before spending money on the property and engineering fees.

If I send photos of my house, can you design my yard?

No. A site visit and discussions with the client are imperative to understanding the client’s goals, analyze the property, take field measurements, etc. These steps are necessary to see if there are any conflicts between the client’s goals and what can physically be constructed on the property.
